The Appraisal Process

The appraiser conducts a comprehensive interior and exterior inspection, measures the home to determine accurate Gross Living Area (GLA), photographs the property, and evaluates quality of construction, condition, functional layout, improvements, deferred maintenance, and other value-influencing characteristics.

2. Market Research

A thorough analysis is completed using recent comparable sales, pending sales, active listings, and current market trends to understand neighborhood conditions and market direction.

3. Comparable Sale Selection & Adjustments

The most comparable properties are selected based on location, size, age, style, condition, and other characteristics. Because no two homes are exactly alike, professional adjustments are made for differences such as square footage, lot size, room count, basement, garage, amenities, view, condition, location, and market conditions, ensuring a credible comparison.

4. Final Reconciliation

After analyzing each comparable sale, the appraiser determines which sales provide the strongest indication of value based on similarity, proximity, condition, sale date, and overall reliability. Appropriate weight is given to the best market evidence before arriving at the final opinion of value.
