Our Appraisal Process?

1. The Appraisal Inspection

The appraiser performs a physical inspection, measuring the property to determine accurate GLA, photographing the interior/exterior, and evaluating condition and any necessary repairs or updates.

2. Comparable Sale Selection & Adjustments

The appraiser conducts a thorough market analysis of recently sold and available listings. Four comparable sales are chosen and adjustments made for discrepancies including square footage, lot size, age, condition, room count, basement, heating/cooling, garage, amenities, location, style, view, and obsolescence, plus appropriate “time” adjustments for market trends.

3. Final Reconciliation

The appraiser carefully analyzes the pre/post adjusted sale prices of the comparables, determines which sale(s) deserve the most weight, and arrives at an appraised value for the subject property.
